Step 1 - Make the Room Sparkle

For a modern and cohesive look, I would paint the whole room -and the rest of the house- white.

A deep carpet clean will avoid the expense of new hardwood or laminate floors, at least in the first phase of this big investment. Maybe after a couple of months of income from this property, you can invest some of the revenue in updating the floors.

A large part of the carpet will be covered by an area rug anyway, giving the room a fresh and renovated look.


Step 2 - Enhance the Bathroom

Updating the bathroom is the priciest part of the renovation. You can reduce the cost by avoiding a demo and using just paint and peel & stick floor tiles. (Linked below!)
